I have been informed that the planning application to construct a 2 bedroom house in the rear garden of 49 Bridle Road, which was refused earlier this year, has now gone to appeal.

I am writing to let you know that an appeal has been made to the Secretary of State in respect of the proposed development described above. The appeal follows the Refusal of planning permission decided by this Council on 31.07.20 and entered in the planning register as such. The reason(s) for this decision were:
1 The development would be detrimental to the visual amenity of the street scene by reason of its design, size, siting and massing and would thereby conflict with Policies SP4.1 and DM10.1 of Croydon Local Plan 2018.
2 The proposed works would be detrimental to the amenities of the occupiers of 49 Bridle Road by reason of the location, height and massing of the proposed dwelling resulting in an unacceptable loss of outlook, oppressive impact and sunlight and daylight impact on the rear habitable rooms and amenity space and would thereby conflict with Suburban Design Guide (2019), Policy DM10.6 of the Croydon Local Plan and Policy 7.6 of the London Plan 2011 (consolidated with amendments since 2011) 3 The proposed car parking, by virtue of its positioning on site and a failure to demonstrate that suitable sightlines to the road for either pedestrians or vehicles could be provided, would have a detrimental impact on highway safety and therefore would discord with Policies DM29 and DM30 of the Croydon Local Plan 2018.
The appeal is to be decided on the basis of an exchange of written statements by the parties and a site visit by an Inspector. Any comments already made following the original application for planning permission will be forwarded to the Inspectorate, copied to the appellant and will be taken into account by the Inspector in deciding the appeal.
